What a complete waterproofing system includes

Not every basement needs all six pieces. The inspection tells us which ones yours does, and the written plan prices only those.

Why do Chicago basements leak?

Chicago basements leak because the region's clay holds water against the foundation instead of letting it drain. After a storm, saturated clay squeezes the wall from every side. That pressure forces water through the cove joint where floor meets wall, through tie-rod holes and cracks in poured concrete, and straight through the face of older block.

The local details make it worse. Frost reaches 42 inches here, so every winter the top of the wall gets gripped and released by freezing soil. Bungalow-era homes drain through clay tile that silted shut decades ago. And in the older combined-sewer neighborhoods, the same storm that soaks the clay can surcharge the sewer, which is a different problem with a different fix. The inspection tells you which one you actually have.

Do you need interior or exterior waterproofing?

Most Chicago basements are fixed from the inside. Interior drain tile controls the water for a fraction of the cost of excavation and installs in any season. Exterior work earns its price when the wall itself is failing, or when landscaping is already coming up.

How installation works, first call to warranty

Day 0

Open the perimeter

The crew saws and breaks a trench along the affected walls, under dust control, down to the footing. Furniture and finishes get protected first.

Day 1

Tile, gravel, sump

Perforated pipe goes in on washed gravel, pitched to a new sealed sump basin. The pump and battery backup are set and plumbed to discharge.

Day 2

Pour, test, register

New concrete closes the trench. We water-test the system while you watch, then register the warranty to the house, not to you, so it transfers at sale.

Is the wall wet and moving?

The same clay pressure that pushes water through a wall can bow or crack it. If your wet wall also has a horizontal crack, a stair-step crack, or a visible lean, waterproofing alone treats half the problem. One inspection covers both, and one crew fixes both under one warranty.

Can you waterproof a basement from the inside, without digging up the yard?

Yes. Interior drain tile handles most Chicago seepage without touching the yard: the trench is cut inside, along the footing, and the landscaping never knows we were there. Excavation is reserved for walls that are physically deteriorating.

How long does interior drain tile take to install?

Two to four days on most homes. Day one opens the perimeter trench, day two sets pipe, gravel and the sump basin, and the last day pours new concrete and water-tests the system before the crew leaves.

Does drain tile work in a finished basement?

Yes, and this is most of our work. The bottom course of drywall along the affected walls comes off and goes back; the floor trench runs under it. Carpet and framing are protected and the finished area beyond the work line stays untouched.

What does the lifetime warranty actually cover?

The interior system warranty is lifetime, fully transferable: if water crosses the floor in a waterproofed area, we come back and fix it at no charge. It is registered to the address, not the owner, so it transfers to the buyer when you sell.

Will waterproofing fix the musty smell downstairs?

Usually, but not alone. Drainage removes the standing water that feeds the smell; a vapor barrier and a properly sized dehumidifier finish the job. If the source is condensation rather than seepage, we will tell you that instead of selling you drain tile.

Is some water in a Chicago basement just normal?

No. Common, yes; normal, no. A dry basement is achievable on any Chicago block, and repeated "minor" seepage is how mold, ruined flooring and foundation deterioration start. The fix might be $600 of downspout work rather than a full system, but "live with it" is not the answer.
