The short answer

A walkout basement leaks because the exterior stairwell or door well is a sealed pit that empties through one drain. When that drain silts up or the line behind it has collapsed, water rises above the threshold and comes in under the door. The fix is restoring drainage at the bottom of the opening, not sealing the door.

An exterior stairwell down to a basement door is a concrete box with three walls and one way out: a single drain in the slab at the bottom. An egress window well is the same idea at smaller scale. Both are built to fail closed. While the drain runs, the space empties in minutes. The moment it plugs, every drop that lands in it has to rise, and thirty square feet of stairwell collects a remarkable volume of rain in a Chicago spring.

Two local habits make it worse. Our clay will not absorb whatever the drain cannot take, so the water has no sideways escape either. And in the older suburbs those stairwell drains were often tied into the same clay tile or combined connection that failed decades ago, which means the grate looks perfect and the pipe behind it goes nowhere. Why is my walkout basement door leaking?

A below-grade door does not leak because the door is bad. It leaks because the pit it sits in stopped emptying and the water climbed past the threshold.

Five things we find, and the first one accounts for roughly half the calls.

  1. The stairwell drain is blocked

    Leaves, grit and washed-in gravel pack the grate and the trap beneath it. Nobody looks at that drain until water is ankle deep on the bottom step. Lift the grate and run a hose into it before you accept any other explanation for the leak.

  2. The drain line goes nowhere

    On older houses that drain ties into a clay tile run that has collapsed, or into an abandoned connection. It will take a trickle and back up in a storm. Clearing the grate accomplishes nothing when the pipe behind it is broken or gone.

  3. The grade above funnels water in

    Finished grade at the top of a stairwell should crown away from the opening. Where it has settled, the slope of the whole yard now drains over the top step, which is far more water than a drain sized for direct rainfall will ever move.

  4. The threshold and sill pan failed

    Below-grade doors need a pan under the threshold and a sealed sill, and both age out. Water reaching the door then travels underneath the frame rather than over it, which is why the floor inside gets wet before the door ever looks wet.

  5. The wall beside the opening weeps

    Cutting a door or window into a foundation leaves two vertical joints where new work meets old concrete. If those were never sealed on the outside, they leak independently of anything the drain is doing, usually as a damp stripe running down beside the frame.

Quick checks before you call anyone

  • Pour five gallons down the stairwell drain and time how it goes
  • Look for a tide line on the stairwell walls after a storm
  • Note whether the wet floor starts at the threshold or beside it
  • Stand at the top step during rain and watch where the yard drains

How is an egress window done without creating a leak?

Cutting a new egress window means opening a foundation wall on purpose. Done properly it is a waterproofing job with a window in it, not a window job with some digging attached.

This is the order we work in, and every step exists because skipping it produces a leak later.

  1. Confirm the opening is allowed

    Illinois bedrooms below grade need a compliant escape opening, and the exact dimensions, well size and ladder rules are enforced by your village rather than by one statewide answer. Call your building department, and expect a permit, before anyone cuts concrete.

  2. Cut and support the wall

    The opening is saw-cut and the wall above it carried, which is structural work on a load-bearing foundation. A poured wall and a block wall need different headers. This step decides whether the concrete beside your new window cracks five years from now.

  3. Waterproof the new joints

    Every cut edge and every seam between new frame and old concrete gets sealed on the outside face before anything is backfilled. Those joints are the leak that surfaces two springs later, and they are unreachable once the well is set and filled.

  4. Set the well and its drain

    The well is anchored to the wall and its floor taken below the bottom of the window, with a wrapped riser running down toward the footing drain or an interior system. The well has to empty faster than a storm fills it, or the window becomes the overflow.

  5. Backfill and rebuild the grade

    Loose backfill against a fresh opening is a fast lane down to the footing, so it goes back in lifts and the finished grade is rebuilt falling away from the rim. A clear cover then keeps leaves and snow out without giving up the daylight.

Should the drain run to daylight or into the sump?

Every below-grade opening needs its water taken somewhere. In this region there are two honest destinations, and the lot usually picks one for you.

Where the water ends up matters legally as well as practically. Illinois expects you not to concentrate runoff onto a neighbor, the details vary by municipality, and your village is the place to ask before you trench toward a property line: where sump water should go covers it.

Below-grade openings turn up in every era of Chicago housing, and each era fails in its own way.

Pre-war bungalows and two-flats

Deep code-sized egress wells with ladders and a riser to the footing drain, then buried under settled mulch and a grade that now tips toward the house. The system is present and it is choking.

What does it cost to fix a leaking walkout or egress well?

Most of these are drainage jobs. The exterior corrections they ride with, downspout extensions and regrading, are published at $600 to $2,500, and a wider exterior French drain runs $45 to $90 per linear foot.

Lift the grate, pull out the packed leaves and grit, and run a hose down it. If the stairwell empties, you are finished and it cost you an hour. Do this before letting anyone quote drainage work at that opening.

If nothing is leaking and you are cutting an egress window to make a legal bedroom, that is a remodel first. Ask your village what the opening has to measure before you shop contractors, because the well size follows whatever the code answer turns out to be.

Does an egress window need a permit in Illinois?

Assume yes. Cutting an opening into a foundation wall is structural work, and Illinois leaves the specifics to local building departments, so required size, well dimensions and whether a ladder is needed vary from village to village. Call your building department before you collect quotes. An unpermitted egress window is exactly the kind of thing that surfaces during a home sale inspection and stalls a closing.

Can a walkout basement be waterproofed?

Yes, and the work is usually drainage rather than membrane. A walkout has an entire wall above grade, so the entry point is almost always the door, the stairwell drain, or the joint where the below-grade section meets the exposed wall. We start by proving where the water enters, because waterproofing the wrong wall on a walkout is an expensive way to change nothing at all.

Why does my basement door leak only in wind-driven rain?

Because that is a different mechanism from a flooded stairwell. Wind drives water horizontally against the door face and past a worn sweep or failed sill seal while the drain runs perfectly the entire time. The tell is a wet floor immediately inside the threshold and a stairwell with no tide line on its walls. That points at weatherstripping, not at drainage.

Can I tie my window well drain into my sump pit?

Usually yes, and on a flat lot it is often the most reliable route, because the water stays below frost the whole way. What it does mean is more inflow arriving at the pump, so the pit and pump need capacity for a storm plus whatever the wells contribute. Battery backup stops being optional the moment your openings depend on that pump running.

How deep should an egress window well be dug below the window?

Deep enough that the finished stone sits below the bottom of the window frame, so water has somewhere to stand that is not against the glass. The exact well dimensions for a legal egress opening are set locally, so your village decides the footprint and the ladder question. Do I have to disclose a leaking walkout when I sell?

Illinois asks sellers to disclose known material defects, and water in a basement is something buyers ask about directly. What belongs on the form in your situation is a question for your attorney, not for a contractor. What helps either way is a written repair scope and a warranty that transfers to the buyer, which is why we put both in writing on every job we do.

Ordinary window wells have their own rules

A standard basement window well fails for the same reasons a walkout stairwell does, but the volumes are smaller, the retrofit is simpler and a homeowner can often do half of it without us. If your leak sits at a plain basement window rather than at a door or a code-sized egress opening, start there instead.
