What a full encapsulation includes
Encapsulation is a system, not a plastic sheet. A crawl space that skips the drainage or the air step stays damp under prettier packaging.
Cleanout and prep
Old debris, fallen insulation and standing organic material come out first. You cannot seal a mess and expect dry air.
Drainage and sump
Standing water means a drainage channel and a sump pump go in before any liner. Sealing water under plastic just hides it.
Reinforced vapor barrier
A heavy reinforced liner across the floor and up the walls, seams overlapped and taped, mechanically fastened so it stays put.
Rim joist insulation
The rim joist is where an Illinois winter gets in. Rigid foam sealed against it keeps the floor above warmer and the pipes safer.
Dehumidification
A compact unit sized to the space holds humidity below the mold threshold year-round, drained so you never empty a bucket.

Why are Chicago crawl spaces so damp?
Chicago crawl spaces are damp because bare clay never stops releasing moisture. A dirt floor can push gallons of water vapor a day into the space above it, and vented crawl spaces make it worse in summer: warm humid air pours through the vents, hits cool surfaces below your floor, and condenses.
In this region crawl spaces are usually the odd corner of the house: an addition, a split-level section, or an older cottage. That means they were rarely built with drainage, and the moisture they make doesn't stay put. It rises into the living space, which is why a musty first floor so often traces to the crawl below it, and why insulation between the joists ends up soaked and sagging.

Full encapsulation, or just a vapor barrier?
A bare vapor barrier costs less and helps less. It blocks ground moisture but ignores the vents, the rim joist, the air and any standing water, which is most of the problem in most crawl spaces.

Will encapsulation get rid of the musty smell upstairs?
If the smell traces to the crawl space, yes. Sealing the ground and drying the air removes the moisture that feeds it, and most homeowners notice the difference within a couple of weeks. If the source is elsewhere, the inspection will say so.
Do you insulate the crawl space too?
We insulate the rim joist with sealed rigid foam as part of a full encapsulation, because that is where an Illinois winter actually gets in. Fiberglass batts between the floor joists usually come out; in a humid crawl space they absorb moisture, sag and feed mold.
