The short answer
Mold and wood rot in a crawl space are moisture problems rather than cleaning problems. Wood that stays above roughly twenty percent moisture content can support the fungi that cause decay, and damp crawl air carries spores and odor up into the house. Removing the water source and drying the space is what stops both from returning.
Mold and decay fungi need the same thing to start, which is water in the wood. Surface mold grows on the outside of framing and on stored cardboard and does not eat structure. Decay fungi work inside the wood and break down the fibers that carry load, and they need sustained wetness rather than a single bad week. That is the whole difference between a crawl space that looks unpleasant and a crawl space with joist ends that no longer do their job, and the line between them is a moisture reading.

What makes wood rot in a crawl space?

The ground gives up moisture into the air. A downspout dumps at the wall. A supply line weeps behind a joist. Groundwater rises in spring. Each one is a different repair, so naming the source is the first job of an inspection.

It starts at the coldest, wettest details
Sill plates on top of foundation walls, rim joists, joist ends buried in masonry pockets and the framing under a bathroom are where we find it. Those spots stay damp longest and dry slowest, so they go first.

Surface growth and structural decay separate
Fuzzy or speckled growth on the face of a joist is surface mold. Wood that has darkened, gone soft and lost its ring can be probed with a screwdriver: if the tip sinks in easily, that is decay, and it is a different conversation.

How do you get rid of crawl space mold for good?
Nothing you spray on a wet joist keeps it clean. The sequence that holds is water out, wood dry, space sealed, humidity controlled.
These five steps are what a lasting fix looks like, in the order they happen.

Find and cut off the water
A wet crawl gets diagnosed before it gets treated. Roof water and grade are corrected outside, plumbing leaks go to a licensed plumber, and groundwater gets a perimeter drain in stone running to a pit with a pump.

Dry the framing down
Wood that has been wet for months does not dry in a weekend. Air movement and dehumidification bring the moisture content down over weeks, and we take readings rather than deciding by eye or by smell.

Clean or remove what is affected
Surface growth on sound wood is a cleaning job, and anything beyond a small area belongs to a remediation contractor with the right containment. We are not a remediation company and we will say so before you ask.

Replace wood that has lost strength
Framing that probes soft is structural work: sistered joists, a rebuilt sill plate, a new beam section or a column. Those repairs get scoped separately, and are covered under structural wood replacement.

Seal the space and hold a number
A liner over the ground, sealed vents, an insulated rim and a dehumidifier keep the crawl under about sixty percent relative humidity. That is what takes the conditions away permanently instead of resetting the clock.

Where this shows up by house era
The framing detail that fails first tends to follow the year the house was built, because the way crawl spaces were made changed with every decade.
Pre-war bungalows and two-flats
Joist ends set into stone or early block pockets, over bare dirt in a shallow crawl under a rear addition. Those pockets hold moisture against end grain, so the ends go long before the middle of a joist shows anything.

Mold exposure can aggravate allergies and asthma, and that is as far as any contractor should go. If anyone in the house is having symptoms, that conversation belongs with a doctor. We can tell you where the water is coming from and how to stop it, which is the part we are qualified for.

Identifying what is growing, or clearing the air afterward, takes a testing lab or an industrial hygienist. It is a separate trade with separate credentials and we do not do it. Hiring the same company to test the air and sell the cure has never been a good arrangement for a homeowner.

One weeping supply line or a slow drain connection keeps a single bay wet year round while the rest of the crawl reads normal. That is a licensed plumber, often an inexpensive repair, and no waterproofing system addresses it. Dry the wood afterward and watch it for a season.

Is mold in my crawl space dangerous?
Mold exposure can aggravate allergies and asthma, and that is the limit of what a waterproofing contractor should tell you. Health questions belong with your doctor, who knows your history. What we can speak to is the cause: growth in a crawl space means the wood and the air are holding moisture, and moisture that persists eventually affects framing as well as comfort. Fixing that is a straightforward diagnosis.
Can I just spray bleach on the joists?
Spraying treats what you can see for as long as the wood stays dry, which in a vented crawl over open dirt is not long. The growth returns during the next humid stretch because the conditions never changed. If the affected area is small and the framing is sound, cleaning is reasonable after the moisture is fixed. Doing it first is just repainting a leak.
How do I know if the wood is structurally damaged?
Press a screwdriver into the suspect area with moderate pressure. Sound wood stops the tip; decayed wood lets it sink in, and the fibers come away soft and stringy. Check the sill plate, the rim joist and any joist end sitting in a masonry pocket, since those go first. If the tip sinks anywhere along a load path, that member needs a structural opinion rather than a cleaning.
Does encapsulation stop mold from coming back?
It removes the conditions, which is the only thing that lasts. A liner takes the ground out of the equation, sealed vents stop humid outside air, and a dehumidifier holds the space under about sixty percent relative humidity. Growth needs moisture to restart, so a crawl that stays dry stays clean. Existing stains do not disappear, and we do not pretend otherwise.
What moisture level is safe for crawl space wood?
Framing that stays below roughly twenty percent moisture content is not supporting decay, and dry conditioned wood usually sits well under that. A moisture meter costs very little and gives a reading in seconds, which is a far better basis for a decision than a photograph or a smell. Will my homeowners insurance cover this?
Standard policies exclude seepage and groundwater, which is what causes most crawl space moisture, so the usual answer is no. Sudden events sometimes read differently to a carrier, and endorsements for sump failure or sewer backup are sold separately from the base policy. Flood coverage is separate again. Read your own declarations page and ask your agent about your specific situation before assuming either way.
When the wood has already gone
Drying the crawl stops the decay from progressing, but it does not put strength back into a sill plate or a joist end that has already been eaten.
