Expect some cracking. When a settled house is lifted, drywall, plaster, trim and tile that adjusted to the settled shape have to move again, so hairline cracks at wall corners, door heads and grout lines are a normal outcome rather than a mistake. Slow, staged lifting limits it. Confirm who repairs the finishes, in writing, before signing.
A house that has settled did not just drop. It slowly redistributed itself, and every finish inside was installed, patched or repainted around whatever shape it had at the time. Drywall tape spans corners, plaster keys into lath, tile is bonded to a plane, and trim was scribed to gaps that already existed. Move the structure back and all of that brittle material has to accommodate a shape it has never held. Cracks appear where the material is weakest, which is almost always at openings and inside corners.
In the Chicago area this hits older housing hardest, because plaster on wood lath is far less forgiving than drywall and our pre-war stock is full of it. Clay soils here also settle in slow, uneven cycles across wet and dry years, so a bungalow can be a full inch out over twenty feet with no single dramatic event to point at. Why does lifting a house crack the finishes?
Structure moves in inches and finishes fail in fractions of one. Any correction large enough to matter structurally is far larger than the movement drywall and plaster can absorb.

The house learned a new shape
Framing, fasteners and finishes all settled into the position the house has held for years. Nail heads bedded, joints closed on one side and opened on the other, and every repair since was made to that geometry rather than to the original one.

Finishes are brittle and continuous
Drywall tape, plaster and grout carry no meaningful ability to stretch. They run continuously across framing members that are about to move relative to each other, so even a quarter inch of correction concentrates strain into a few weak lines.

Openings take the strain
Door and window corners are the thinnest sections of wall in the house. That is where the cracking shows first, generally as a diagonal running up and out from the corner of a frame, followed by the tape line where wall meets ceiling.

Hard surfaces telegraph it
Ceramic tile, stone, masonry fireplaces and stair-step cracks in a block wall move as rigid units. They tolerate the least, which is why we survey them before a lift and photograph every existing crack with a measurement beside it.

Doors and windows change again
Openings that racked as the house settled will rack back. Doors that had been planed to fit the settled shape may now bind on the opposite edge, and a few sticking windows can free themselves. Both directions are normal after a lift.

How do you keep the cosmetic damage down?
You cannot eliminate it, but you can hold it to hairlines. The controls are documentation, correcting the cause first, and lifting slowly enough that the house has time to accept each move.

Document before anything moves
We shoot floor elevations, photograph every existing crack with a rule beside it, and set inexpensive crack gauges on the ones we expect to react. Without that record, nobody can tell later which damage the lift caused and which was already there.

Fix what caused the settlement
Piers into competent soil, a new column on a proper footing, or drainage that stops saturating the ground beside a footing. Lifting a house whose cause is still active guarantees the finishes get cracked twice, which is the worst outcome available.

Relieve the finishes first
Caulk lines get cut, trim at the most vulnerable joints comes off, and anything hanging on the walls comes down. A joint that has been released can move quietly instead of tearing tape or splitting a mitered corner.

Lift in small increments over days
Each pier or column moves a fraction of an inch per pass, with elevations checked between passes. Spreading a one inch correction over several days lets the framing redistribute load gradually. A lift finished in one afternoon is the one that wrecks plaster.

Stop at the right number, not the round one
Chasing dead level is what causes the worst interior damage. We usually recover most of the settlement, then stop where the readings and the finishes say to stop, and record the final elevations so the result is checkable.

How much cracking should your house expect?
The finish materials in the house decide how visible the damage is, and those changed with every building era in this region.
Pre-war bungalows and two-flats
Plaster over wood lath, decorative trim and often tiled bathrooms of the same age. This is the least forgiving combination we work with, and it is also the housing most likely to need a lift.

Post-war block ranches
Drywall over dimensional lumber, simple trim and a center girder on posts. Drywall flexes more than plaster, so damage tends to stay at tape lines and door corners.
Hairlines, easily repaired
1980s and 90s poured wall homes
Drywall throughout with larger tiled areas and taller openings. The tile is what reacts, especially long grout runs across a room that spans the lifted line.

When you should not lift the house
A lift is the most invasive thing we do to a finished interior, and a fair number of houses are better off without one.
The movement stopped years ago
Old settlement that has gone quiet may need nothing at all. Put a $20 crack gauge across the widest crack, note the reading, and check it after a wet spring and a dry August. No change over a full year is real information, and it is free.

Is drywall cracking during a lift a sign of a bad contractor?
Not by itself. Some cracking is the expected consequence of moving a house that has held a settled shape for years, and any contractor claiming otherwise is not describing the physics. What separates good work from bad is control: small increments, elevation readings between passes, documentation of pre-existing damage, and a stated stopping point. Judge the crew on those, not on whether a tape line opened.
How much can you actually lift a house?
It depends on how far it settled, what the framing will accept and how brittle the finishes are. Recovering most of the settlement is a normal goal, and a full return to dead level is often achievable structurally but rarely worth what it costs the interior. Who pays for repairing the drywall afterward?
That depends entirely on the contract, which is why the answer belongs in writing before work starts. Our structural pricing covers the structural work. Finish repair is a separate trade, and we tell you that up front rather than in an awkward conversation later. Ask any contractor to name what is included, what is excluded and who is responsible for paint matching.
Should I repair the cracks before or after the lift?
After, without exception. Patching before means paying twice, because fresh compound is exactly the material that will crack when the house moves, and a freshly painted wall makes new damage more obvious rather than less. Leave existing cracks alone, photograph them with a rule beside them, and schedule the finish trade a few weeks after the lift is complete so anything that reopens gets caught in one pass instead of three.
Will the cracks come back after the house is level?
A few usually reopen slightly through the first heating season as the framing finishes settling into its new position and the house dries out over winter. That is why we suggest waiting a few weeks before finish repair and expecting one touch-up round. Cracks that keep growing after that point mean the movement never stopped, which is a different conversation.
Do I have to disclose the repair when I sell?
Illinois requires sellers to disclose known material defects, and structural repair is generally something a buyer will learn about anyway during inspection.
