What actually fails after twenty dry years?

The footing drains silted shut. Homes built before the 1980s around here typically drain their footings through clay tile pipe laid in short sections with open joints. Those joints admit fine silt along with the water, and silt does not leave. Over decades the pipe packs solid, roots find the joints, and the drain that carried water away for a generation becomes a buried line of dirt. Nothing announces this. The basement simply loses its head start on the next storm.

The sump pump is past its life and nobody noticed. Pumps rarely fail with a bang. They lose capacity, the float sticks intermittently, the check valve leaks water back into the pit so the pump cycles without moving much, and the level creeps up during a long rain until the floor gets it. The grade quietly reversed. Backfill settles for the entire life of a house. Why does this happen so predictably in Chicago-area soil?

The ground under this region is dense glacial clay, and clay is the reason a local basement needs working drainage rather than just a sound wall. Clay accepts water slowly, holds it for days, and swells as it takes it on. During a long soaking rain the yard cannot absorb the volume, so water travels down through the loose backfill beside your foundation, the softest path available, and pools against the footing. If the footing drain works, that water leaves. If it does not, the water stacks up and pushes.

Winter compounds it. Water in a hairline crack or a block mortar joint freezes, expands and pries the opening wider, then the spring thaw hands that larger opening a saturated water table to work with. Summer runs the process backward: clay shrinks in a dry August and pulls away from the wall, leaving a gap that funnels the next heavy rain to the footing. Twenty years of that cycle is twenty years of slow change to a foundation that looks unchanged.

Note the order. Two of those fixes cost less than a used appliance, and we find them often enough that we will not quote a perimeter system before checking a pump and walking the outside of the house. If a 1920s basement stayed dry until now, it was living on borrowed time and good luck. Stone, brick and early concrete walls were never built to resist water, and the clay tile drains that made them workable have long since packed. Post-war block ranches

1980s and 90s poured walls

These are the houses where a single crack is genuinely the whole story often enough to check first. A vertical crack weeping during a storm, with a dry floor everywhere else, injects from inside in a couple of hours for $450 to $900 and carries a 10-year warranty. The judgment call is whether the crack is the source or the symptom, because a poured wall in a house with failing drainage will keep offering new places for water to enter.

Newer subdivision homes

Twenty years is right on schedule for a builder-grade sump pump and for backfill settlement to finish reversing your grade. In these homes a first leak is more often a mechanical or dirt problem than a foundation one, and the drain tile is usually still intact. Check the pump, then the gutters, then the slope, before anyone measures your perimeter for a system you may not need.

When is the fix cheap or not ours at all?

Plenty of first leaks resolve for the price of a Saturday, and we would rather tell you that than sell around it.

Storm damage with an obvious cause. A downspout that separated at the elbow, a window well packed with leaves, an ice dam that dumped roof water at one corner. Fix the cause, dry the floor, and watch the house for a full year. A single explained event is not a pattern.

Humidity that arrived with the season. If the walls feel damp, the air smells earthy and there is no puddle, you may be looking at condensation rather than seepage. Tape a square of foil tight to the wall for two days and see which side gets wet. A dehumidifier is a cheaper answer than a contractor, and the right one more often than this trade admits.

A plumbing failure wearing a foundation costume. A weeping supply line, a failed water heater fitting or a condensate pump backing up all put water on a floor with no weather involved. Water that appears in a dry week is a plumbing lead, not a drainage one.

What should you do next?

Does a leak that started suddenly mean my foundation is failing?

Usually not. Water entry and structural failure are separate problems, and most first-time leaks in this area are drainage that quit rather than a foundation that moved. The signs that would change that answer are a horizontal crack across a block wall, a wall that no longer reads straight against a string line, stair-step cracking in mortar joints, or doors upstairs that suddenly bind. Water alone, with straight walls, is a drainage job.

My basement was dry all summer. Did the problem fix itself?

No, it stopped raining. Drainage failures are invisible in dry weather because nothing is asking the system to perform, and clay that has dried and shrunk actually delays the next leak by giving water somewhere else to go for a while.
