Concrete block makes it easier still, because a block wall is a grid of hollow cells that fills like an ice cube tray and then weeps out of the mortar joints on the inside.

The second door is above grade and gets overlooked because it is so obvious. Crawl space vents sit low in the wall, sometimes only inches above the dirt outside, and a hatch cut into a stoop or a window well acts like a drain inlet during a downpour. If the soil slopes toward the house, or a flower bed has been built up above the vent line over the years, sheet water simply pours in.

The third door is the water table. When groundwater rises during a wet spring, it does not care about walls at all; it comes up through the floor, and the dirt turns dark and soft from the middle outward rather than at the edges. That pattern is the useful clue. Water at the perimeter means the walls or the yard. Water in the middle means the water table, and only drainage with a pump will move it.

Why does this keep happening to Chicago-area houses?

Because the region is built on glacial clay that drains at roughly the speed of a closed fist. Sand sheds a storm in hours. Crawl spaces under older additions

Brick bungalows, two-flats and farmhouses usually have full basements, with a crawl space hiding under a rear addition, a sunroom or an enclosed porch added decades later. Those additions were often built on shallow footings with no drainage at all, and the roof valley where the addition meets the main house dumps a concentrated stream of water into one corner. When we find water in this kind of crawl, it is nearly always at that corner, and the fix usually starts on a ladder rather than under the house.

Post-war ranches and split-levels

These are the block-wall crawl spaces, common through the older suburbs of Will, Cook and DuPage counties, and they leak in the classic pattern: damp along the base of the wall, a rusty tide line an inch or two up the block, and standing water in the low corner. The original clay tile is usually silted shut, so relieving pressure at the footing with interior drain tile and a pump is the permanent answer. Why does the water show up hours after the rain stops?

Because clay releases water slowly.
