Why do basement support columns fail around here?

Rust at the base plate. A steel post sits on a concrete floor that spends part of every spring damp. Water tracking across the slab from the cove, a humid July, a laundry hookup that drips: the steel wicks it at the one point that carries the whole load. The top of the post can look factory new while the bottom four inches have flaked out to a scale you can pick off with a screwdriver. That is the column we get called about most, and it is why we look at where the water is coming from before we look at the post.

Nothing under it. Plenty of columns in this region were set straight on a four-inch basement slab with no separate footing pad poured beneath. A four-inch slab was never designed to carry a concentrated point load into glacial clay. The post slowly presses down, the clay consolidates under it, and the floor above develops a dip that follows the beam line. You can spot it: a ring of cracked concrete radiating out from the column base is the slab telling you it lost that argument years ago.

The wrong post entirely. A previous owner, a handyman or a finished-basement contractor swapped in a hardware-store telescoping jack post to take out a bounce, and it is still there a decade later doing a job it was not built for. What does a column job look like in your kind of house?

Pre-war bungalows and two-flats

Chicago bungalows and their suburban cousins often carry the first floor on wood posts set on low brick piers, or on early steel with no adjustment left in it. Wood posts that spent eighty years on a damp floor go punky at the bottom, and the beam pocket in the wall is usually worth a look at the same time. These basements are also the tightest: laundry, a boiler and eight decades of stored belongings sit within arm’s reach of the post, which is real labor before the first cut. Post-war block ranches

The 1950s and 60s ranches across the south and southwest suburbs run one long beam down the middle of the basement on a short row of steel columns. When one of those columns rusts or drops, the sag shows up as a single dished bay in the living room floor rather than a whole-house tilt. That is the good news: one column, one bay, one price. It is also the housing stock where we most often find the slab poured right over the footings with no separate pads, which is why two identical ranches on the same block can quote at opposite ends of the range depending on what is under the post.

1980s and 90s poured-wall homes

These houses usually have proper footing pads, so the column itself is rarely the failure. What we find instead is a post that was fine until someone finished the basement and framed a wall tight against it, trapping moisture at the base, or a mid-span jack post added under a bouncy family room floor that has been slowly pressing into the slab ever since. The repair here is often smaller than the homeowner feared and lives closer to framing than to foundation work. Newer subdivision homes

Houses built since the late 1990s carry engineered beams on columns spaced by a design drawing, and a genuine column failure in a twenty-year-old house is uncommon. When we do get the call, it is usually a base plate never grouted properly, a post out of plumb since day one, or a homeowner who noticed a slope and assumed the column caused it. In this era of house the honest answer is often that nothing needs replacing, which is a short visit and no invoice.

When does a column not need replacing?

Steel columns look alarming long before they are compromised, and we send people away over this regularly.

Surface rust that stays on the rag. Orange bloom that wipes off and leaves solid steel underneath is cosmetic. A wire brush, a can of rust-inhibiting primer and an afternoon costs under thirty dollars and buys years. The test is a screwdriver: if the tip does not sink into the metal at the base plate, the section is still there.

A slope that has not moved in decades. Older houses in this region settled early and then stopped. A floor that has been out of level since your parents owned it, with painted-over plaster cracks and no new movement, is a house that found its footing. The fix for that is monitoring, not jacking, and we say so on whether a sloping floor is a foundation problem.

Bounce with no sag. A floor that vibrates when someone walks past the china cabinet but reads level under a string line is usually an over-spanned or under-blocked joist bay. Sistering joists or adding blocking solves it for less than a column, and adding a post in the middle of a room you use is a poor trade for a problem the framing can fix.

A wet base with no structural loss. If the base plate is damp but sound, the water is the job. Fix the seepage, dry the slab, repaint the steel, and check it again next spring. That sequence costs a fraction of a column and is honest about which problem came first.

What should you do next?

First, measure the sag for free. Pull a string line tight along the underside of the beam from one end of the basement to the other and measure the gap at each column. A quarter inch of dip over twenty feet is a different conversation than an inch and a half. Write the numbers down with the date; that sheet of paper is the single most useful thing you can hand any contractor.

Second, photograph the bottom eight inches of every post. Get a flashlight down at slab level and shoot the base plate, the grout and the concrete around it. Rust scale, a dark moisture ring, or cracks radiating out from the base each point at a different repair, and knowing which one you have keeps you from buying the wrong fix.

Can one column be replaced, or does the whole row have to go?

One column at a time is normal work. Posts in a row are independent supports, and it is common for a single one to rust or drop while the others stay sound. Can we stay in the house while a support column is replaced?

Does the beam get replaced along with the column?
