The quick answer

Floors that slope toward the middle almost always mean the center girder under your house has lost height, usually because a support post rotted, rusted or settled into its pad. Your foundation walls are typically fine. The fix is replacing or resupporting that column and the beam it carries, not work on the perimeter.

Direction is the diagnosis. A house is carried at its outer edges by the foundation walls and through its middle by a girder resting on a line of posts, so a floor that dips inward is telling you the inside support dropped while the outside stayed put. That is a repair we do from the basement, and it is the ordinary case in house leveling work across the Chicago suburbs. Why does the middle of a house drop and not the edges?

Your floor joists are not long enough to reach wall to wall, so they land on a beam that runs down the spine of the basement. That beam carries roughly half the weight of every floor above it, concentrated onto a handful of posts standing on small concrete pads. A foundation wall spreads its load across a continuous footing many feet long. A post concentrates a comparable load onto a pad the size of a serving tray. Same house, wildly different pressure per square inch, which is why the inside gives before the outside does.

Then add the conditions in an Illinois basement. Air down there is damp for most of the year, and any water that reaches the floor pools at the low points, which is exactly where post bases sit. Wood posts wick moisture and soften from the bottom up. Steel posts corrode at the base plate where the metal meets damp concrete, and a base plate that has lost a quarter inch of steel has handed the floor above a quarter inch of sag. The pad itself can also punch down into wet glacial clay, which does not compact evenly and gives way under concentrated load long before a spread footing would. None of that has anything to do with your foundation walls, which is why owners are so often relieved once someone actually looks.

Time does the rest. Old growth lumber girders shrink and take a permanent set under decades of load, joists get notched for a bathroom drain or a duct run and lose stiffness at that spot, and someone along the way removed a post to open up a rec room. Each of those subtracts a fraction of an inch. Fractions stack.

What is actually failing under the middle of your house?

Four culprits account for nearly every inward-sloping floor we inspect, and they are easy to tell apart once you are standing under them with a flashlight.

  • A failed post base. Look at the bottom six inches of every post. Soft, dark or crumbling wood, or steel with flaking rust and a white mineral ring around it, means the column is shorter than it was and the girder came with it.
  • An undersized or sunken pad. If the concrete under a post is barely wider than the post, or sits lower than the surrounding floor with a crack ringing it, the pad is losing the argument with the soil.
  • A tired girder. Sight along the beam from one end. A visible belly between posts, a split running with the grain, or crushed wood where the beam meets a post means the beam itself needs help, not just the column.
  • Weak or butchered joists. Slope confined to one room, especially near a bathroom or a duct chase, usually points at joists cut for plumbing rather than at the beam. That is sistering work, and we cover the warning signs in how to know if your floor joists are failing.
  • A missing post. Count the posts and look for a patched square in the floor slab or an unexplained gap of more than about ten feet. Somebody opened up the basement and the floor above has been quietly answering for it ever since.

What you should not find is any of this at the outside walls. If the slope runs downhill toward an exterior wall instead of toward the center, stop reading this page and go read whether a sloping floor is a foundation problem, because that direction changes the diagnosis and the price.

How much sag is worth measuring?

You can put real numbers on this before anyone comes over, and you should. Residential floor framing is designed around a live load deflection limit of roughly L/360, which works out to about a third of an inch across a ten-foot span. That is the amount of give a floor is expected to have when it is doing its job. A dip you can see across a room, or a marble that picks a direction and commits, is well past that.

Take the readings before you take the estimate. A homeowner with dated measurements is a homeowner nobody can talk into the wrong repair.

Do it in this order. Walk the floor above and set the level at the same spot in each room, writing down which way the bubble runs. Go to the basement, stretch a string line tight along the bottom of the girder from end to end, and measure the gap at the middle of each bay. The string tells you the beam’s real shape. The level upstairs tells you what the finished floor is doing about it. When those two agree, you have your answer and the diagnosis is not in dispute.

What does this look like in your era of house?

Pre-war bungalows and two-flats

These are the classic center-sag houses. The girder is built up from dimensional lumber, the posts are often the originals, and the basement spent decades as a coal room, a laundry and a workshop with a floor drain in the middle of it. Owners here frequently describe a hallway that reads downhill in both directions from the front bedroom. Two or three column replacements plus beam work usually squares it up, and the repair happens entirely below the living space.

Post-war ranches and split-levels

Block foundations from the 1950s and 60s came with steel posts on pads that were adequate for the original house and less adequate after somebody added a second bathroom, a kitchen island or a stone fireplace. Concentrated new weight over an old pad shows up as a localized dip rather than a long even sag. In these houses we check what got added upstairs before we blame the post.

1980s and 90s poured-wall homes

Here the beam is usually steel already and the posts are adjustable screw columns. When those columns are the temporary-rated kind or were never properly grouted at the base, they settle or corrode at the plate and the floor follows. The correction is often a straightforward column swap, and what replacing a basement support column costs covers the whole scope. Where the beam is sound, this is the least disruptive leveling job we do.

Newer subdivision homes

Post-1990s homes with engineered joists span farther between supports and flex more by design. Owners read that flex as sagging, but a level usually finds the floor within tolerance. The genuine complaint in these houses is stiffness rather than height, and blocking or sistering fixes it for far less than any column work would cost.

When is a sloping middle nothing to fix?

Plenty of Chicago-area floors slope toward the middle and will keep doing it harmlessly for another fifty years. Here is when we tell homeowners to leave it alone.

The sag is old, small and static. An older house that has sloped the same amount since you bought it, with no new drywall cracks and no doors that stopped latching this year, has finished moving. Mark the girder gap with a pencil, write the date on the joist beside it, and remeasure after the spring thaw. Unchanged means unbought.

It is one springy room, not a dropped beam. A floor that bounces when the washer spins but reads level under a straightedge is a stiffness problem. Blocking between joists or a sistered run of lumber solves it, and no column needs to be touched.

Water is the real bill. If you find a rotting post base standing in a damp low spot, the column is a symptom. Replacing it without dealing with the water that ate the first one is a repair with an expiration date. What should you do next?

First, run the string line tonight. It costs nothing, takes fifteen minutes, and turns “the floor feels weird” into a measured dip at a specific bay. Write the numbers on the joist in pencil with today’s date so the next reading means something.

Second, clear and photograph every post base. Move the storage away from the beam line and shoot each post, each pad and the joists overhead. If you can get a phone light behind a post and see daylight between the base plate and the pad, that photo alone explains your upstairs floor.

Questions homeowners ask about floors sloping inward

Can the floor be brought all the way back to level?

Rarely all the way, and chasing the last fraction is usually a bad trade. A house that settled over eighty years has plaster, trim, tile and plumbing that all set in the sagged position. Good practice is to recover most of the drop slowly, over days rather than hours, and stop where the structure is properly supported and the finishes are still intact. The goal is a sound, stable floor, not a laser-flat one.

Will self-leveling underlayment or new flooring solve it?

It hides the slope, it does not carry the load. Pouring underlayment over a floor whose support is still failing adds weight to the exact spot that is already losing, and the new surface will follow the old one down. Underlayment is a fine finishing step after the support below is corrected and stable. As a substitute for structural work it is a cosmetic bet against gravity.

Why did the sag get worse after we finished the basement?

Two reasons, and often both. Finishing adds real weight along the beam line in the form of framing, drywall and a bar or a bathroom, and it also seals the posts inside walls where damp air sits against them unseen. Owners then notice the change upstairs a year or two later. If your basement got finished recently and doors started sticking, open an access panel at the nearest post before assuming anything.

Is a sagging middle dangerous to walk on?

In almost every case, no. Floors that have sagged over decades are still carrying load, just carrying it lower than they were built to. What deserves urgency is fast change: a dip that grew this year, a post base you can push a screwdriver into, or a crack that opened across the girder. Those mean the load path is actively failing, and they should be looked at now rather than next season.
