The caveat is that not every crack is a problem and not every problem moves fast. Some hairline cracks sit still for thirty years. What decides the outcome is whether something is actively pushing or pulling on the foundation, and in this region something usually is. The point of foundation repair is to catch a wall while the fix is still small and reversible, because the price of every option on the menu climbs as the damage does.
How fast does a foundation problem actually get worse?
Foundation damage progresses in seasons, not in weeks, which is exactly what makes it easy to ignore. A wall that bows a quarter inch over a summer looks unchanged on any given Tuesday. Homeowners notice at the second or third stage, when a door stops latching or a crack finally weeps during a storm, and by then the wall has usually been moving for years.
The rough sequence looks like this. A poured wall cracks and stays dry. The next wet spring it weeps. Then the crack widens enough that the two sides no longer line up when you run a fingernail across them. On block walls the sequence runs through the mortar joints instead: a fine stair-step line at one corner, then a horizontal line at mid-wall, then measurable inward lean. Settlement follows its own track, starting with a hairline in the drywall above a door and ending with a corner of the house that no longer sits at the same elevation as the rest of it.
What matters is that each stage removes options. Urethane injection works on a crack that is still tight and stable. Once the wall behind that crack has started to lean, injection alone is the wrong repair, and you are now buying reinforcement. That is the real cost of waiting: not that the same repair gets more expensive, but that you graduate to a different repair.
Why does Chicago clay keep pushing after the first crack?
Almost every house in Cook, DuPage, Will, Kane, Kendall, DeKalb and Lee counties sits on dense glacial clay. Clay does two things concrete hates. It swells when it takes on water, pressing sideways against basement walls with real force, and it shrinks back during a dry August, pulling support out from under footings. One property gets both loads in the same calendar year, in opposite directions.
Then winter arrives. Water sitting in an open crack freezes and expands, which pries the crack a little wider, and the next thaw lets more water in than the season before. That freeze-thaw ratchet is why cracks in this area rarely stay the same size. It is also why a wall that survived twenty winters can fail in its twenty-first: the original clay tile footing drains that kept groundwater away from the wall have silted shut, so the soil beside the foundation now stays saturated year round. If your basement has recently started taking water alongside the cracking, the two stories are usually the same story, and a basement that starts leaking after decades of dry is often the first signal that the drainage around the footing quit.
Flat grading finishes the job. Roof water lands next to the house, soaks the disturbed backfill, and loads the wall from outside. Nothing in that cycle pauses because you decided not to think about the crack.

The cheapest line on that list involves no concrete work at all. A house whose gutters discharge well past the foundation and whose soil slopes away gives the clay much less to push with. Homeowners who fix water first often never meet the rest of the list.
There is a second column of cost that never appears on an estimate. Ignored movement racks door and window frames, cracks tile, separates flooring seams, and opens a path for water that turns a structural issue into a mold and storage problem. It eventually becomes a disclosure item, because selling a house with known foundation problems in Illinois means telling the buyer what you know. A repaired foundation with a transferable warranty is a line in the file. An unrepaired one is a negotiation.

Pre-war bungalows and two-flats
Foundations of brick, stone or early unreinforced concrete do not crack in clean lines. They lose mortar, shed face material, and let the wall belly out slowly between the joists above and the slab below. Because these basements are usually full of storage and laundry, the wall spends decades hidden behind shelving. The tell is the gangway outside: soil piled above the original grade line, a downspout dumping into a narrow side yard, and a wall on the other side of it doing all the work.
Post-war block ranches
Concrete block is strong straight down and weak sideways, which is why the 1950s and 60s suburbs supply most of the bowing walls we brace. Ignored block walls follow a predictable route: seepage at the cove where floor meets wall, then a stair-step crack near a corner, then a horizontal crack around the middle course. 1980s and 90s poured walls
Poured concrete of this era usually cracks once, vertically, as it cures, and then behaves. The ignored version is different: the crack weeps every spring, the steel inside starts to corrode where water sits against it, and the edges spall until injection no longer has clean faces to bond. A repair that would have taken an afternoon and carried a 10-year warranty becomes a bigger scope because nobody sealed it while it was tight.
Newer subdivision homes
Houses built since the late 1990s tend to have sound walls and unsettled dirt. Backfill around a new foundation compacts for years, and grading that was correct at closing can be flat or reversed by year eight. The ignored version here is rarely a wall failure. It is water pooling against the foundation and a builder-grade pump that cannot keep up. Fixing grade and downspouts early is the cheapest structural decision an owner of a newer home will ever make.
When is waiting actually the right call?
We turn down work regularly, so here is where doing nothing is defensible.
A hairline crack that has not changed. Fine cracks in poured concrete are normal curing behavior, and plenty of them never do anything at all. Mark the ends with a pencil, write the date on the wall, and measure the width every few months. If it has not moved through a full freeze and a full dry summer, it is a crack, not a problem. Drywall cracks with no basement evidence. Seasonal humidity swings move framing lumber, and the result shows up as hairlines at the corners of doors and windows upstairs. If the foundation walls are straight and the basement is dry, that is wood behaving like wood. Patch it, repaint, and see whether it returns in the same spot next year.
Something a $30 tool can settle. If you are unsure whether the floor slopes or the wall leans, a level and a plumb line will tell you in ten minutes. Hold a straight board against the wall vertically and measure the gap at the middle. A wall with no measurable gap is not bowing, whatever the crack looks like. That is a free answer, and we would rather you get it yourself than pay anyone for it.
What should you do next?
First, put a date on the damage. Photograph every crack with a tape measure or a coin in the frame, note the date, and store the photos somewhere you will find them. Two measurements a season apart turn an argument into data, and they cost nothing but a phone.
Second, take the load off the wall. Extend downspouts well past the foundation, clear the window wells, and build the soil back up so it slopes away from the house. Reducing how much water the clay beside your wall holds is the only part of this you can do yourself, and it changes the pressure the wall is fighting.

Questions homeowners ask about letting it go
Can a foundation problem get noticeably worse over a single winter?
Yes, and winter is when we see the biggest jumps. Water trapped in a crack freezes, expands and pries the opening wider, then the thaw lets more water in for the next cycle. Walls that had been creeping a fraction of an inch a year can move visibly after one hard freeze following a wet fall. If you measured a crack in October, measure it again in April.
Is there a point where a bowing wall can no longer be braced?
There is. Carbon fiber and steel hold a wall that is still reasonably plumb and structurally intact. Once a block wall has sheared along a mortar joint, lost bearing at the top, or leaned past the range reinforcement can safely stabilize, the honest answer stops being bracing and becomes rebuilding a section of wall. That is a much larger project, and it is the outcome we are trying to help people avoid.
Will an appraiser or lender flag foundation damage during a refinance?
Often, yes. Appraisers note visible structural defects, and lenders can require repair or hold back funds before closing on a refinance or a sale. An unrepaired bowing wall or an active settlement crack is exactly the sort of item that stops a file. Does ignoring a foundation problem cause water problems too?
Frequently. A widening crack is a direct path for groundwater, and a wall that has moved no longer sits tight against whatever waterproofing existed outside it.
